How we work

K Builders selects trade partners based on qualifications, experience, reliability, safety record, and fit for the specific project. We are not the lowest-bidder-wins type of general contractor. We are looking for trade partners who take their work seriously, communicate clearly, and show up ready to perform.
When you work with K Builders, you will know the scope before you mobilize, the schedule will be realistic, and the expectations will be clear. We hold ourselves to the same standard we hold our trade partners — and we believe that approach produces better projects for everyone.
Our standards
WHAT WE EXPECT FROM TRADE PARTNERS.
Licensed & Insured
Trade partners must maintain appropriate licensing for the work being performed and carry general liability, workers' compensation, and auto insurance at required limits. Certificates of insurance are required prior to mobilization.
Safety Compliance
All trade partners are required to comply with OSHA standards and K Builders' written safety program. Safety requirements are communicated before work begins and enforced throughout the project.
Scope & Schedule Ownership
K Builders communicates scope, schedule, and quality expectations clearly. Trade partners are expected to manage their work, their crews, and their material procurement accordingly — and to communicate proactively when issues arise.
Professional Conduct
K Builders expects professional conduct from all trade partners on every project — toward owners, other trades, and the public. How we collectively represent ourselves on a job site reflects on everyone.
Quality Workmanship
Work must meet the project specifications and applicable building codes. K Builders will not accept work that requires rework due to poor craftsmanship. We expect trade partners to take pride in what they build.
Clear Communication
Issues, delays, and conflicts are part of construction. What matters is how they are handled. K Builders expects trade partners to communicate early, honestly, and directly — the same standard we hold ourselves to.
